Also known as a Mortgage Survey, a Physical Improvement Survey is a field survey resulting in a drawing that shows all physical improvements located on the property. In order to perform a physical improvement survey, we visit the property, locate the boundaries, set boundary corner monuments, and verify the accuracy of existing boundary markers. We locate and measure the physical improvements on the property such as buildings, pavements and fences. After that we prepare a drawing of survey indicating the location of the physical improvements in relation to the property boundaries and building setback lines. On the plat of survey, we note any encroaching improvements onto the subject property from adjoining properties and any encroaching improvements from the subject property onto adjoining properties.
