An ALTA/NSPS land title survey is one of the most detailed types of land surveys. It is designed to ensure that the survey meets the minimum precision and detail requirements established jointly by the American Land Title Association (ATLA) and the National Society of Professional Surveyors (NSPS).
ALTA/NSPS land surveys are most often conducted when buying and selling commercial real estate. This survey includes information about the physical features of the property. These surveys will consist of details about boundary lines, property corner monuments, the location of all buildings, building additions and other physical improvements, zoning district, flood hazard area as well as the identification of any easements on the land or easements serving the land. Additionally, there are options to include information about such things as underground utilities and structures, building heights, square footages, and even topography.
These surveys are often required by both mortgage lenders and title companies and are based on a current title report on the property. We will work with your lender and/or Title Company to determine exactly what they will require to get the transaction done in an efficient and timely manner.
